February real estate activity for Florida's central gulf coast continues to be sluggish, but you wouldn't know it by the amount of new construction that we see in the Sarasota/Bradenton/Parrish areas.  Builders are reporting steady-to-brisk sales especially on homes scheduled for completion over the coming summer months. 

Resale inventories dropped slightly to 3.0 months across the 17 counties that make up the Stellar MLS - the largest in Florida, however inventories of available resale homes in Sarasota and Manatee Counties increased to 4.7 months - highest since May of 2020 based upon the lowest number of sales - 838 in 4 years.  Average prices however, continue to inch upward with an MLS-wide average of $433,196 - up 1% from January.
